It is here, in Sectors 11 and 14 of Sohna, that\u00a0<a href=\"https:\/\/raheja.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Raheja Developers<\/a>\u00a0is assiduously implementing its blueprint of futuristic township living, far removed from the mundane plotted developments. They are building what they term a \u201cself-sustained, next-gen township\u201d called Aranya City.<\/p>\n<p>Spread over about 200 acres, surrounded by thousands of acres of protected forests, the project is much more than just another address. Haryana\u2019s first privately-developed smart green township is how it is being pitched, with a Gold Rating from the Ministry of Environment, Forest and Climate Change to underpin the claim. But how does that really translate on the ground?<\/p>\n<p><strong>The \u201cGreen\u201d in the Blueprint<\/strong><\/p>\n<p>The term \u2018green\u2019 is liberally used in real estate brochures. At\u00a0<a href=\"https:\/\/raheja.com\/\" target=\"_blank\" rel=\"nofollow noopener\">Aranya City<\/a>, however, it\u2019s engineered into the utilities of this city. The aim is at a \u2018zero environmental discharge\u2019 model. This isn\u2019t mere aspiration but one involving a multi-layered system. Rooftop solar generation has been earmarked for the entire township. However, options are also available to customize solar energy for individual homes. Rainwater is pro-actively harvested, and wastewater is treated and recycled for flushing and landscaping, drastically reducing freshwater demand.<\/p>\n<p>Rather than selling yet another plotted development, we\u2019re selling a living ecosystem with the Aravalli Hills close by. Naturally, the infrastructure not just had to match the surroundings but also the promise of a truly inspiring lifestyle. To achieve this aim, we have tied-up with \u00a0Larsen &amp; Toubro (L&amp;T) as the infrastructure partner. Not only they\u2019re laying double-layer roads with stone pavers, burying all electrical cabling and installing a central monitoring system. The plan includes over 10,000 trees and dedicated cycling tracks, with electric golf carts mooted for internal commutes.<\/p>\n<p><strong>Beyond Plots: The Anatomy of a \u201cMini-City\u201d<\/strong><\/p>\n<p>The real test of a township\u2019s \u2018self-sustained\u2019 claim lies in its social infrastructure. Can residents live, work, learn, and receive care without a daily commute to the big city? Raheja\u2019s master plan is a definite \u2018yes\u2019. The blueprint allots space for schools, hospitals, nursing homes, retail arcades, and local markets within the premises. Reputed institutions like the GD Goenka University are already operational nearby. The township is designed with a mixed-use strategy offering plots, apartments, penthouses, and villas to cater to diverse demographics. Besides, it also includes thoughtfully designed senior living quarters. The epitome of the project is a sprawling clubhouse. It features a gym, pool, spa, and courts for tennis and badminton. The idea is to create a walk-to-work, walk-to-recreation culture.<\/p>\n<p><strong>Connectivity and the Quiet Boom<\/strong><\/p>\n<p>Of course, seclusion isn\u2019t the goal. Strategic connectivity is key. Aranya City, roughly 15 minutes from the Gurugram periphery, is well-linked to the KMP Expressway and lies in the shadow of major economic catalysts. The proposed $5 billion joint industrial township by HSIIDC and the 1700-acre IMT Sohna are its neighbours, promising job creation and sustained demand while increasing its ROI potential.<\/p>\n<p>This positioning has already triggered a silent value appreciation. Early investors, some of whom participated in a recent buyer\u2019s interaction meet at the site, report that prices have moved up three to four times since launch. The conversation at that meeting wasn\u2019t just about returns, though. Attendees spoke repeatedly of the \u201cpeaceful atmosphere,\u201d the \u201cview of the Aravallis,\u201d and the tangible progress in roads and security. One buyer remarked, \u201cHaving physical possession of a ready plot in a place that already feels established is a rare confidence booster.\u201d<\/p>\n<p>Aranya City represents a significant leap. It\u2019s a large-scale endeavour to build a sustainable urban ecosystem from scratch, integrating the environment with modern convenience. Further, it\u2019s a case study in how green credentials and smart infrastructure are evolving from premium add-ons to fundamental purchase drivers. For the market, it\u2019s a compelling proposition: a plot isn\u2019t just an asset here; it\u2019s a stake in a planned, green, and connected future.
